Q. What makes your villas so special?
Our villa is situated on a beautiful, peaceful development. No expense has been spared when furnishing the villa including our new leather 3 piece suite and wood flooring to the lounge and dining area. Our villas are new, completed in 2000, and are situated on a beautiful, peaceful development. No expense has been spared when furnishing the villa. You will be living in luxury during your stay and we know that once you have stayed in our villa, you will want to return and recommend your family and friends. We have received many complimentary letters from previous guests.

Q. Why is a villa preferable to a hotel?
Hotels can be very expensive, in fact it is possible that you would pay more for one hotel room than for the entire villa which can accommodate up to 8 people. You will also have the benefit of space as instead of just one bedroom, possibly for a family of four, you will have a bedroom and bathroom each, a lounge, dining area, kitchen and best of all your own private screened heated (optional) pool with covered lanai. There are also five televisions, 3 DVD players, a PS2 and games room, a VCR, integral radio system and games so there is plenty of choice for the whole family.

Q. Does the villa have internet access?
The villa has a wireless Broadband connection to enable guests to use their laptops. This service is complimentary.

Q. What is there for children to do?
There are the 5 televisions, 3 DVD players, PS2 and VCR. There are board games, cards and of course the pool. There is also a games room with pool table and electronic darts. We now have complimentary wireless broadband connection for laptops. A short walk away is the communal pool, two tennis courts, volleyball and basketball courts and a children's play area.

Q. Can I rent DVD's?
The local gas station has a small selection of DVD's for rent.

Q. Can I hire a high chair or cot?
High chairs and cots are available upon request at a cost of $25 per week. Please order these when booking.

Q. Do you provide towels and linen?
All you need to bring is yourselves. The villa is equipped with linen, towels and pool towels, all kitchen equipment etc. so it is a real home from home.

Q. Are there disabled facilities at the villa?
The villa is all on one floor and although not specifically designed for the Disabled it is suitable for most people. Each villa has one low bath and walk-in showers for ease of access.

Q. Where can I get provisions when I arrive?
Our agents can provide a grocery pack to be at the villa upon your arrival. This consists of things like tea, coffee, sugar, milk, bread, butter, eggs, bacon, orange juice etc. The cost of this is $55 and should be ordered at time of booking. If you prefer not to take up this offer there is a gas station a couple of minutes drive from the villa from which you can purchase basic essentials, fast food and English newspapers. There is a large Publix supermarket within 4 minutes drive of the villa.

Q. What is the average temperature?
Below is an indication of the kind of temperatures that you can expect during a typical year.

Q. How much does it cost to heat the pool?
We charge £100 / $175 per week but remember you will really only require heat in the winter months generally between October and April. It takes approximately 12 to 24 hours to heat the pool so it is advisable to request pool heat when you book so that we can ensure that the heat is turned on prior to your arrival. Please note that we only charge from the day you arrive to the day that you depart not from when it is switched on.

Q. Is the pool cleaned regularly?
The pool is cleaned once a week. Please be advised that at this time the water may be topped up and therefore the temperature of the pool will go down for a period of time.

Q. What about bugs and insects?
As in any hot climate there do tend to be more insects than usual, however the villas are treated for bugs and the pest control company check it on a regular basis. If however, there should be a problem during your stay just call the management company who will send someone out to rectify the problem. The pool area is also screened to try and eliminate any problem.

Q. Are pets allowed?
Sorry, but we do not allow pets.

Q. What is the smoking policy?
We would really appreciate it if our guests do not smoke. It is not possible to enforce the no smoking policy but we have spent a lot of time, money and effort on the villa and would like to keep it in good condition for all of our guests. We appreciate your full co-operation with this policy.

Q. Does the villa have a telephone?
Yes the villa has a telephone and all local calls are free of charge. We would like to advise you that using a credit card to make a long distance call is expensive. You are advised to purchase a telephone card in the US or activate a Virtel card before you leave the UK.

Q. Who looks after the property?
Our agents, who are based on Bridgewater Crossing, are a professional property management company. They will also be available to assist you in the unlikely event of any problems during your stay at the villa.

Q. Where do I collect the keys?
There is a lock box by the front door of the villa. The code for this is sent with the directions when the final payment has been received.

Q. Do you have any special offers?
Occasionally we are able to offer reduced rates or early booking discounts. Please contact us to enquire if there are any special offers available for the dates you require.

Q. If I visit the villa a second time do I receive a discount?
If you book the villa again we will give you a 5% discount.

Q. Are there any golf courses nearby?
There are three courses within a 3 -4 minute drive away. There are at least 20 courses within a 30 minute drive.

Q. Are there shops and restaurants near by?
Within 2 minutes drive there is a: Gas Station with convenience store. Fast food take away service
Within 4 minutes drive there is: Publix supermarket, Chinese restaurant and take away (with free delivery service), Subway - Great for sandwiches. Off License, McDonalds. Pharmacy and Italian restaurant
Within 7 minutes drive there is ;Within 7 minutes drive along Old Lake Wilson Road to the 192 you will find Black Angus on the right of this junction which is great for steaks. If you turn left at this junction you will find Red Lobster, Outback diner (steaks), Carrabas (Italian) TGI Friday and many more. If you turn right at the 192 juntion you will find more restaurants and shops. The discount outlets are between 15 and 25 minutes drive away.

All of the above are on Highway 192 nearest to the villa. If you go further east along the 192 you will find even more shops and restaurants Discount outlets are between 20 and 30 minutes drive away.

Q. What Deposit would I have to pay?
The deposit required is £50 (non refundable) per week. This secures the reservation. A security deposit contract is sent with the invoice for final payment. This must be completed and returned with the balance of payment.

Q. What is the cancellation policy?
In the unfortunate circumstances of a need to cancel the following applies.
Deposit – Non refundable
4 – 6 Weeks prior to departure 50% Refunded
4 – 0 weeks prior to departure No Refund

Q. How do I book?
Booking is simple. Just advise us of the dates that you require and if the villa is free we will send you a booking form which we ask you to complete and return to us, together with the non refundable deposit, within seven days to secure the booking.
